Cost Optimisation & Project Delivery

Skogklinten (Phase 1) is a residential development comprising approximately 2,000 m² of residential floor area (BOA). The project was developed in-house, with our company acting as both property developer and architect, providing full responsibility for the project's feasibility, design and delivery. As the Project Architect, I was responsible for leading the architectural development, ensuring that design decisions continuously balanced architectural quality, construction feasibility and commercial viability.

Key Challenge

To make the project financially viable, the construction cost had to be reduced to below SEK 24,000/m². The challenge was to optimise the building without compromising accessibility requirements, residential quality or the overall architectural concept.

My Contribution

  • Led the architectural optimisation process to improve project profitability.

  • Reduced the building width to achieve a more efficient structural layout while maintaining all minimum accessibility requirements.

  • Worked closely with the residential developer to replace glass balcony railings with a more cost-efficient architectural solution.

  • Coordinated all design revisions across disciplines to maintain quality while meeting the project's financial targets.

Outcome

  • The architectural optimisation brought the project within the required construction cost target.

  • Strategic design decisions significantly improved the project's financial viability without reducing residential quality.

  • The revised design enabled the project to proceed as a commercially viable residential development.
